Mr. Olson has more than fifteen years of commercial real estate experience, with specific expertise in investment, leasing, and development of office, multi-family, and industrial properties. Since founding Rhino, Mr. Olson has completed more than $200 million in investments. Prior to Rhino Capital, he worked with The Grossman Companies, Inc., a family operated commercial real estate firm, where he focused on sales and leasing, as well as identifying and transacting investment opportunities in Greater Boston. In addition, he spent more than five years with JLL, an international, publicly traded commercial real estate firm, where he served in various capacities ranging from capital markets to brokerage. Also, Mr. Olson worked with OneBeacon Insurance where he was involved in the acquisition, financing, design, and construction of its 260,000 square foot corporate headquarters in Canton, MA.
Mr. Olson has been involved in several industry groups such as NAIOP, where he served as the Chair of the Developing Leaders Committee. Mr. Olson is also an active member of the Massachusetts Chapters of ULI, REFA, CBA, and has served on various boards of nonprofits such as Heading Home and Bentley University. He holds a B.S. in Economics Finance. Currently Mr. Olson resides in Boston with his wife and three children.
Head of Capital Markets
Mr. Meagher is an 18-year veteran of the commercial real estate industry with extensive capital markets advisory, capital raising, and deal structuring experience.
Prior to joining Rhino, John spent 12 years at The Roseview Group/Madison Marquette in Boston. During his tenure he was an integral member of the company’s national capital markets platform, directly assisting clients in closing over $750 million in equity capitalizations, acquisitions, and dispositions. John advised clients in securing equity capitalization through various structures, including programmatic joint-venture, single asset and portfolio financing, and platform-level investment.
In addition, John worked at Morgan Stanley Real Estate, where he was a member of the San Francisco-based asset management team that managed the daily administration of a $5.7 billion dollar portfolio consisting of 25 million square feet of office, multifamily, retail and industrial assets located in primary urban West Coast markets. Also, John worked at Cushman & Wakefield, underwriting investment sales engagements and running lease analyses for tenant and landlord clients, as well as New Boston Fund, where he was a member of the accounting/finance team.
John has been involved in several industry groups including PREA, REFA, and NAIOP. John received his B.A. from Trinity College in Connecticut. Currently, John lives in Hingham with his wife and two children.
Head of Construction and Development
Mr. Murphy has extensive experience in commercial and high-end residential construction. During his tenure at Suffolk Construction, the largest general contractor in Boston, he worked on over $300 million dollars’ worth of projects. These ranged from affordable housing communities and hotel construction, to institutional life-science complexes, each bringing their own unique set of financial and physical construction challenges. Tyler later moved on to high-end residential construction where he assumed a role as Vice President of Arc Design Group. By splitting time in both a development role and general contracting role, Tyler streamlined the construction management to be almost entirely in-house. The development of properties in Martha’s Vineyard, and Boston’s South End exceeded $10 million dollars in construction with sell outs of over $30 million dollars. In his role as Rhino Capital’s Head of Construction and Development, Tyler is able to bring experience managing construction and acquisition processes for both the residential and commercial sides of the business.
Tyler has been involved in several groups in Boston, such as SPARK Boston, an elected council empowering young adults in planning Boston’s future. Tyler is an active member of the Elizabeth Stone House assisting in construction needs as well as charity drives and is a trustee of Edgewater Place Condominiums managing a 160-unit complex. Tyler holds a B.S. in Business Management from Bryant University and resides in Quincy.
Head of Finance and Accounting
Mr. White has over 12 years working in the commercial real estate business with extensive finance, accounting, reporting, and deal structuring experience.
Prior to joining Rhino, Nate spent over five years at Madison Marquette (formally The Roseview Group) in Boston. During his tenure he was an integral member of the company’s finance and accounting team, most recently as Senior Vice President of Finance, directly assisting in the acquisition, disposition, development, and financing of over $900 million in real estate. Nate was also in charge of the company’s financial, tax, and performance measurement reporting for its real estate investment portfolio and in charge of managing the company’s corporate finances of the investment management group.
Prior to joining Madison Marquette, Nate was an audit manager at KPMG in Boston where he specialized in the investment management and real estate industry. His clients included open and closed-end fair value real estate funds, real estate development companies, operating properties and portfolios of directly owned real estate assets for large institutional pension funds.
Nate has been involved in several industry groups including REFA, NCREIF, and MSCPA. Nate is a licensed CPA in the Commonwealth of Massachusetts and received his B.S. and M.S. from Bentley University. Currently, Nate lives in Walpole with his wife.
Head of Asset Management
Mr. McLean brings over 15 years of real estate experience with a focus on leasing, asset management, tenant and investor relations, underwriting, lease negotiation and construction management.
Prior to joining Rhino in 2021, Mark spent 8 years at R.J. Kelly Co., Inc. helping manage a portfolio that grew from 1.5 million square feet to more than 4 million square feet of office, industrial, flex, and retail buildings throughout New England. In addition, Mark has previously worked at Jones Lang LaSalle as a commercial leasing broker in the Greater Boston suburban market and at Condyne Development as an asset manager.
Mark received his BA from the College of the Holy Cross and a Master’s degree from Georgetown University. Mark is on the St. Sebastian’s School Alumni Board and is an active volunteer for youth sports in his hometown of Walpole, where he lives with his wife and two sons.
Kristen joined the Rhino team in November 2022 as Controller in the Finance and Accounting group. Prior to joining Rhino, Kristen spent 8 years at KPMG in the Boston audit asset management practice. Specifically, she specialized in servicing real estate development companies, property funds, REITs, facility managers, and other alternative investments.
Kristen has been involved in several industry groups such as NCREIF, MSCPA and CREW Boston. Kristen is a licensed CPA in the Commonwealth of Massachusetts and received her B.S. from Bentley University and M.S. from Northeastern University. Currently, Kristen lives in Wayland with her husband and two children.
John joined the Rhino team in January of 2020. Operating primarily in a project management role, John efforts are focused in renovation and ground-up construction as well as facilitating the permitting and design phases within the Rhino portfolio. Prior to joining Rhino, John spent a year playing semi-professional lacrosse in Australia. While overseas, he served as a superintendent for a commercial flooring contractor, fostering a passion for construction.
John earned a B.A. in Psychology from Harvard College where he was a 4-year member of the Men’s Lacrosse Team. John currently resides in Boston’s North End.
Collin joined the Rhino team in March of 2020 and assists with the firm’s acquisitions and asset management efforts. Prior to Rhino, Collin spent a year and a half as a Credit Analyst in the Commercial Real Estate group at Brookline Bank, where he underwrote over $300 million in debt originations across all asset classes in the New England area.
Collin is an active member of several industry groups including NAIOP and the Emerging Leaders committee of REFA. Collin earned a B.A. in Economics from Boston College and currently resides in South Boston.
Michael joined the Rhino team in November of 2021. As a Senior Associate, his efforts are focused on providing finance, accounting, and reporting services across Rhino’s portfolio. Prior to Rhino, Michael worked as a Senior Associate at Standish Management for over a year and a half, where he focused on providing fund accounting services for industry leading private equity and venture capital firms across the United States.
Michael earned a B.S. in Finance from Bentley University where he was a 4-year member and captain of the Men’s Lacrosse Team. Michael currently resides in South Boston.
Owner’s Project Manager
Michael “Mike” Cavanaugh joined the Rhino team in January 2022. As an Owner’s Project Manager, he acts as the project representative interfacing with local municipalities, contractors, brokers, and tenants. His focus extends from project due diligence, entitlement and permitting, budgeting, scheduling, buyout, and project management throughout construction.
Mike started his career in the construction industry with Consigli Construction Company, where he worked on over 150 million dollars worth of projects ranging from hotels, luxury condominiums, office buildouts to school laboratories and classrooms. Mike then transitioned to the principal side of the real estate industry with Boston Development Group, where he managed a variety of capital, tenant improvement, demolition, and ground-up development projects.
Mike holds a Construction Supervisor License (CSL), Massachusetts Real Estate Salesperson License, and is OSHA30 trained. He earned a Bachelor of Architecture (B.Arch) and Construction Management minor from Norwich University, where he was a 4-year member of the varsity football team. Mike currently resides in Malden with his golden retriever, Nash.
Development Project Manager
Mr. Grusmark joins the Rhino Capital team to help oversee and successfully deliver construction of Rhino’s development projects. He brings with him 10 years of industry experience, having completed over $500 million worth of projects in various sectors, including ground-up luxury residential, industrial, institutional, and commercial. With his previous employer, AECOM Tishman, Kurt was involved in projects from the contract development and procurement phases through substantial completion, allowing him to identify cost and time saving opportunities through implementation of creative and innovative construction methods. Kurt served as a liaison for Boston’s “Compliance Mentor Group, LLC”, a trade-focused program that introduces, educates, and prepares youth and young adults from local vocational high schools and community/technical colleges through on-site training and individualized mentorship.
Kurt earned his B.S. in Civil and Environmental Engineering from Rowan University. While at Rowan, Kurt was a member of the club hockey team and founded the club golf program. He currently resides in Braintree with his wife, daughter, and dog Bo.
Matt joined the Rhino team in July of 2021. As an acquisitions analyst, Matt focuses his efforts in financial analysis of the team’s acquisitions, ground-up development, leasing, and disposition efforts. Prior to joining Rhino, Matt completed several summer analyst programs at B6 Real Estate Advisors, L.L.Bean, & Back Cove Financial.
Matt is an Emerging Leaders committee member of the Real Estate Finance Association. Matt earned a B.S. in Finance from Bentley University where he was a 4-year midfielder and captain of the Men’s Lacrosse Team. Following graduation from Bentley, he earned a M.S. in Finance & Management from Merrimack College where he was a member of the Men’s Lacrosse Team. Matt currently resides in Boston’s North End.
Cam joined the Rhino team in October of 2022. As an Associate, his efforts are focused on assisting the Finance, Acquisitions and Development teams with their day-to-day operations, as well as supporting overall company operations by managing the office systems. Prior to Rhino, Cam worked part-time for a year and a half as a Leasing Agent and Property Management Assistant at Vertex Real Estate in Amherst, Massachusetts.
Cam holds a Massachusetts Real Estate Salesperson License and is an active member of the Real Estate Finance Association. Cam earned a B.S. in Managerial Economics from the University of Massachusetts Amherst and currently resides in Dorchester.
